Can a project estimate change before or during the work?

Yes, and a change order would be made upon discussion and approval. The most common changes include:

1. Client decides to add additional features, services or areas to the project

2. Surface condition changes (discovered nail pops, moisture, mold/mildew, stress cracks, etc that were not evident upon initial inspection and became apparent after surface prep)

What situations can increase the standard base cost?

We try to make our estimates as accurate as possible prior to project start. Items are considered up front as much as possible in the original estimate, and include:

1. Surface conditions

2. Color plan (going from a dark color to a light color may require more coats to cover)

3. Coatings and Finishes (standard vs premium paint, matte/eggshell/semi-gloss/gloss, specialty finishes)

4. Logistics of accents, such as heavily profiled crown moldings, 10 ft+ ceilings, occupied vs vacant, etc

5. Schedule (is there an off-season or holiday request, a tight timeline work in, weekend work)
